‘Sea Dawn’ a classic red texture brick 3 storey walk up #sydneyapartmentbuilding opposite Marks Park in Bondi.
Brick generally in excellent condition- even a hit & miss screen wall to the street!
A bit of concrete cancer to attend to however.
Likely mid 60’s construction

The lessons of these types of buildings are;
-straightforward planning rules (missing a few essentials like landscape though)
-straightforward construction
-thin section & every apartment cross vented
-even bathrooms & laundries have windows
-low tech, passive design
-so were & remain relatively affordable

Though another note about those buildings is they typically have poor sound insulation and that contributes to why they remain affordable. But that could be easily fixed within the same general design.
